Today’s world is full of marketing and advertising outlets and most of them are perpetually evolving; the internet, social media, and the like. The way your home is marketed will have a deep impact on its final sale price, so you should discuss your marketing plan in detail with your real estate agent. Simply sticking a “For Sale” sign in the front lawn and then running an ad in the Sunday paper for your open house, is not enough.
The goal when marketing your home is to gain as much exposure in the market as possible. Increased exposure in the housing market will put your home in front of the greatest number of potential buyers. The larger your pool of buyers, the higher the likelihood you will field multiple offers. And, any time you receive multiple offers, you’re fostering an atmosphere where prospective buyers will offer their highest and best price in order to compete with other offers.
If done properly, these marketing techniques can unleash a great deal of power and help to propel your listing above the competition. And while your agent is responsible for creating the lion’s share of these items, the key to their effectiveness is your commitment to having your home properly staged. Photos should only be taken once your house is in pristine condition. Staging is of critical importance for both the interior and exterior of your home. One final component to a successful marketing strategy is scrutiny. It is imperative that your agent tracks and analyzes all of your showing activity. Commission is the fee paid to a real estate agent for the sale of your property and rates can vary from State to State.

Real estate agents charge a fee for advertising and marketing and a commission for selling your home. This commission is a percentage of the total sale price of your property. Before you list your property with an agent, make sure you understand all the charges.

Some real estate agents include the cost of advertising and marketing in their commission, some charge a flat fee and some will charge you as costs arise. Make sure you understand how much you will pay and what you are paying for. Ask if you have to pay for advertising and marketing if your property does not sell.

Real estate agent fees are calculated as a percentage of the price a property has sold for. For example, on a $500,000 property at 2.5% commission, the commission would be $12,500- calculated as follows: 500,000 x 2.5%= $12,500.

*Please  note the above is for illustration purposes only and does not necessarily mean 2.5% commission will be charged. Note: QLD Real Estate commission has been deregulated since November 2014. The maximum allowable under previous QLD Legislation was 5% of the first $18,000, then 2.5% of the remainder. Therefore, the table above is a guide only. When choosing an agent you will need to ask how commission is now charged. Some use a flat rate percentage which can exceed the previous maximum while another may be significantly cheaper.

How much should I pay a real estate agent?

Ultimately, the decision is yours but you should always feel that you get value for what you’re paying for. Fixed rate agent fees allow you to pay a specific dollar amount upon the sale of your property regardless of the final price. This approach gives you certainty over the fee but may mean the agent sells the house quickly, even if that results in a lower price.

Quite often some people may choose a real estate agent because his or hers commission is heavily discounted, but 9 times out of 10 you may save a few thousand dollars in Commission to only loose significantly more on your sale price because of poor marketing and inexperience from using the wrong agent. Be sure to do your research and pick wisely.
