Tips to prepare your home

So, you’ve listed your property for sale and the very first open home has been scheduled. Below are our 7 top tips to preparing your house for its first viewing.

  1. Clean and Fresh
    Declutter and remove unwanted furniture and decorative items, pack away souvenirs, awards, or those reminders on the fridge, names of your children on the doors or walls. Simple is better.

    Hiring a storage space is very affordable these days and often can get a good deal for a 3-6-month period and allow you to clear a large amount of clutter from your home.

  2. Fresh Flowers and Plants
    Purchasing a few plants is a very inexpensive way to freshen up your home and it can also fill empty spaces that need that little something. Choose pots that will compliment your colour scheme. Fresh flowers not only look great but also provide a beautiful scent to your home.

  3. Light and Air
    Air out your home well before your doors open for inspection. Open all your windows and blinds and keep them open if the weather permits. Create light through the open blinds and turn on the lights in the areas where there is not enough natural light.

    Lighting some scented candles for your open home gives a relaxed feel, ambience and beautiful smell (and can also mask some unwanted odours).

  4. Tidy Garden
    Before your open home, ensure the front and back of the yard are clean and tidy, mulch the garden, prune and fill the bare lawn patches. If you don’t own a pressure cleaner, buy or borrow one. Clean your pathways, retaining walls, external walls and driveway.

    Move your cars out of your garage and/or driveway as this improves street appeal and buyers can inspect your garage space better.

  5. Address any Maintenance Issues
    Often annoying little things can be a problem during your pest and building inspection and can cause unwanted delays in the contract. This can include light painting, loose handles, chipped tiles, leaking taps blocked drains etc. Fixing before your open home will minimise negative feedback and further problems.

  6. Pets
    We love our four-legged companions, but the buyer may not. Best to remove or hide any pet items such as toys in the garden or inside our home and if the pets are allowed inside, perhaps refreshing your carpet and deodorise areas where they sleep and eat.

    When it is your open home, take your pets away with you (if possible).

  7. Accessorise
    You don’t have to spend a fortune to bring new and fresh items to your decor. Few extra pillows and decorative items can completely transform your place. Kmart and Target are on-trend and offer a cheap alternative.

    Do you have a bold feature wall? Consider changing it to a neutral colour. Not every buyer will love your colour palette, and it will be one less thing to do when they move in.
