For those who are financially able to buy first, you’ll have no pressure to sell your house by a certain time. Plus, you’ll be able to focus on the move first, then shift your focus to the preparing your old house for sale.
There are potential risks for those considering buying first ‘subject to sale’, including:
- You may sell your property cheaper than anticipated.
- Time constraints could put pressure on you to sell, hence you could lose money.
- The seller whose home you are buying may not be interested in a ‘subject to sale’

2. How much is my home worth?
The value of property is determined by a range of factors including current demand and market trends, local real estate prices, the condition of your home and garden, its configuration and size, the type of property, and the location of your property.

- Spruce up doors, including the front door, as well as skirting boards and window frames

As they say you’ve got to spend money to make money… and there are numerous costs associated with selling your property. Remember experience isn’t expensive, it’s priceless.
Those include marketing costs, conveyancing, real estate fees and commission, and lender fees.
You may also choose to pay for a professional to style your home for sale, and if you’re having an auction there will be additional costs, such as paying for the auctioneer.
